Office Space and Light Industrial Units available to let

The Centre currently has a number of offices in the main block and upper block available for let.  These range from individual offices from 250 sq feet upwards to other areas which are currently divided into suites.

 

Initial rents will be negotiable.  Our standard lease agreement is for 5 years but with tenant friendly terms which gives security to both parties while allowing easy out.  We feel this is prudent in the current economic climate.

Standard Terms for Occupation at the Latton Bush Centre

 

1.      Rent payable is based on £8.00 per square foot per annum

2.      Service charges based on £71.82 per square meter per annum for the main block and £64.89 per square meter per annum for the business centre units which are metered separately for electricity.

3.      We offer agreement periods of up to five years.

4.      The agreement is excluded from business tenancy statutory protection (this means that you are giving up certain statutory rights.  We will provide a clear warning notice explaining the rights that you are giving up).

5.      Fully comprehensive service charge clause (this means that the agreement lists all the services you are entitled to receive in return for the service charge payable)

6.      “Non-Assignable” this means you cannot sell or part with the agreement to another party (be it another person or another legal entity for example a limited company).   This applies even if that limited company is created by you and you want your new limited company to pay your rent.

7.      Tenant friendly break clause (this means that following three months continuous occupation you can break the agreement subject to certain conditions)

 

We will require cleared funds in order to proceed with a lease agreement.

 

If you operate as a Limited Company

We will need full details of your company name, registered address and copy documentation of your Memorandum of Association and Articles of Association.  Where possible, we would like to see trading accounts.

 

We may ask for a rent deposit (this is a cash deposit that will be held by us under a separately identifiable code within our fully audited accounts system for the up to whole time of the agreement period).   As long as the agreement terms are not broken by you,  the deposit together with interest will be returned to you at the end of the agreement period.

 

If you trade as an individual or under a “trading as” name, we may wish to seek both trade and bank references

If you are a Registered Charity

We will need details of your registered charity name, charity number and copy documentation confirming your aims, powers and objectives.  We will need full details of your trustees, and details of any limitation of liability.

 

Regardless of your type of operation; on or prior to occupation, we will require that rent and service charges for up to the first three months of occupation are paid fully.

 

On signing the agreement you will be contractually obliged to pay a rent, service charge and insurance in advance by way of direct debit.  These payments are separate from any business rates charged.

 

Because of the nature of the agreement, we strongly advise you to seek independent legal advice.

 

Planning Permission

There may be planning issues where the use of the space changes.  This will mean that a planning application must be made and determined before occupation and this can take around 6 weeks.  Taking occupation before the decision is made would be at “tenants risk” and would not be recommended.  We will assist as much as possible with any application by providing information regarding former occupiers.  But all tenants are ultimately responsible for ensuring that there are no planning issues.  Cost of planning application is £295.00

 

Legal Fees

Our fees will be waived for the first 4 hours of work undertaken, thereafter a % charge will be made up to a maximum of £500 for non-contentious issues.
